meaningful price comparison, we recorded the best available daily rates (based on a weekly stay) for studio suites at all hotels for the same time
period - a stay from January 2 to January 9, 2012. The studios in our rate survey all are one-room suites with fully-equipped kitchens, including (at a

Comparing the 2012 rate survey with the survey conducted in 2011, we see price increases at all chains, ranging
from an average increase of 1.6% at Extended Stay Deluxe hotels to an average increase of 7.1% for TownePlace Suites.

Note: Calculations are limited to properties that were included in both surveys.
Broad price increases are due to the improving US economy,
and a continued drop in the rate of new extended-stay hotel construction. Among our surveyed chains, the supply of hotels grew by just 1.7% in 2011, versus
a 3.2% rise in 2010 and a jump of 8.5% in 2009.
