Extended Stay Rate Survey - 2019

In November 2018, Biz-stay researchers conducted an extensive survey comparing the lowest available weekly discount rates the following February 2019 at 8 leading extended stay hotel chains. (Dozens of additional chains are included in Biz-stay's directory.) The chains ranged from budget to upscale. (US average studio rates):

WoodSpring Suites (average rate: $49.66)
Extended StayAmerica (average rate: $66.98)
Candlewood Suites (average rate: $89.17)
TownePlace Suites by Marriott (average rate: $130.92)
Home2 Suites by Hilton (average rate: $107.45)
Staybridge Suites (average rate: $116.93)
Homewood Suites by Hilton (average rate: $126.86)
Residence Inn by Marriott (average rate: $161.45)

To allow for a meaningful price comparison, we recorded the best available daily rates (based on a weekly stay) for studio suites at all hotels for the same time period - a stay from February 4 to February 11, 2019. The studios in our rate survey all are one-room suites with fully-equipped kitchens, including (at a minimum) a standard-size refrigerator, sink, microwave and stovetop. Other than WoodSpring Suites and Extended Stay America, most suites also have a dishwasher.

Comparing the 2019 rate survey with the survey conducted in 2018 for US hotels, we see wide variation in rate changes. All chains experienced modest declines except WoodSpring and the 2 Marriott brands, which saw increases of at least 5%. Rate decreases could be the result of a strong increase in supply, especially in the non-budget brands. These chains' hotel counts increased by 8.8% from 2017. With this in mind, it's noteworthy that the Marriott brands have been able to increase their rates in this environment.
