 Extended Stay Rate Survey - January 2010

In October 2009, researchers conducted an extensive survey comparing the lowest available weekly discount rates the following January at 10 leading extended stay hotel chains. The chains ranged from budget to upscale. For extended stay chain abbreviations used in the rate tables, please refer to the following key (with US average studio rates):

CL = Crossland (average rate: $35.26)
EA = Extended StayAmerica (average rate: $57.52)
HS = Homestead Studio Suites (average rate: $60.23)
SP = StudioPLUS (average rate: $50.60)
ED = Extended Stay Deluxe (average rate: $65.20)
CW = Candlewood Suites (average rate: $81.26)
TP = TownePlace Suites by Marriott (average rate: $99.98)
SB = Staybridge Suites (average rate: $103.92)
HW = Homewood Suites by Hilton (average rate: $124.11)
RI = Residence Inn by Marriott (average rate: $131.90)

To allow for a meaningful price comparison, we recorded the best available daily rates (based on a weekly stay) for studio suites at all hotels for the same time period - a stay from January 4 to January 11, 2010. The studios in our rate survey all are one-room suites with fully-equipped kitchens, including (at a minimum) a refrigerator, sink, microwave and stovetop. Comparing the current rate survey with the survey conducted one year ago, we see steep declines across the board, ranging from a decrease of 8.2% at Homewood Suites to a 20.3% drop at Crossland:

Price drops are explained by both the week economy in 2009-10, and a significant increase in the number of extended stay hotels. Among our surveyed chains, the supply of hotels grew by 8.5%, while the recession has caused demand to shrink.
