Extended Stay Two-Bedroom Suite Rates - December 2005

To permit a meaningful price comparison, we recorded the best available daily rates (based on a weekly stay) for two-bedroom suites at all hotels for the same time period - a stay from December 17 to December 24 2005. The suites in our rate survey all are 3-room suites with separate bedrooms and living/dining rooms with fully-equipped kitchens, including (at a minimum) a refrigerator, sink, microwave and stovetop. For Residence Inns, many of the suites are open bi-level "Penthouse" suites, with one bedroom/bath upstairs and the other bedroom and bathroom downstairs. These provide a nice spacious feeling, but the bedrooms are not enclosed by walls.

Comparing the two-bedroom suite rates with the one-bedroom rates, we found significant variation between moderate and luxury brands, with an average difference of just $12.24 at Towneplace Suites, and a $66.37 price difference at Homewood Suites. The higher price diffferential at the upscale chains is partially explained by the second bathroom included in a 2-bedroom unit, whereas TownePlace 2-bedroom suites have only one bathroom. Nonetheless, the rate for a two-bedroom suite is almost always less than the cost of booking 2 one-bedroom suites (or even 2 studios), even at the upscale chains.

In all, we checked rates for 655 properties in 250 US market areas. In many areas, there is more than one hotel of a particular brand.
