Extended Stay Rate Survey - 2017

In October 2016, Biz-stay researchers conducted an extensive survey comparing the lowest available weekly discount rates the following January 2017 at 8 leading extended stay hotel chains. (Dozens of additional chains are included in Biz-stay's directory.) The chains ranged from budget to upscale. For extended stay chain abbreviations used in the rate tables, please refer to the following key (with US average studio rates):

Crossland (average rate: $42.33)
Extended StayAmerica (average rate: $66.75)
Candlewood Suites (average rate: $89.79)
TownePlace Suites by Marriott (average rate: $121.99)
Home2 Suites by Hilton (average rate: $109.86)
Staybridge Suites (average rate: $117.98)
Homewood Suites by Hilton (average rate: $129.12)
Residence Inn by Marriott (average rate: $156.55)

For information on features and amenities at each chain, please refer to our Extended Stay Chain Comparison Survey. To allow for a meaningful price comparison, we recorded the best available daily rates (based on a weekly stay) for studio suites at all hotels for the same time period - a stay from January 2 to January 9, 2017. The studios in our rate survey all are one-room suites with fully-equipped kitchens, including (at a minimum) a refrigerator, sink, microwave and stovetop.

Comparing the 2017 rate survey with the survey conducted in 2016, we see a wide disparity between average price changes across chains, ranging from a decrease of 2.7% at Home2 Suites to an increase of 16.5% at Crossland. This is the opposite of the pattern we saw in 2016, when Crossland showed the largest decrease in rates.

It is also worth noting that the expansion of the extended stay segment continues to accelerate, particularly in the midpriced and upscale ranges. This explains at least part of the slow (or negative) rate growth seen at these chains.
